Indicates whether a property lies inside the Metropolitan Drainage Area. If so, this indicates that the property either has,

Indicates the number of separately used or inhabited parts that a property has and is used as the factor in charging of the Uniform Annual General Charge (UAGC),
the Rugby World Cup Levy, and the Wastewater Targeted Rate for residential properties.

| Number of Serviced Septic Tanks |
Indicates the number of on-site waste management systems that are serviced by council.
The property is subsequently charged a Rural Sewerage Targeted Rate for each on-site system.

Due Dates for Current Year Rates Instalments |
The years rates are divided into 4 instalments. The last is often slightly
larger because of rounding. Each instalment has a
due date, which is the last day for payment - any balance outstanding
after this date will incur a 10% penalty.

| Capital Value |
An assessment of the probable price that would have
been paid, including land and buildings, for the property if it had been sold
on September 1, 2007 (date of last revaluation). It is not the market
value for a property. The Capital Value does not include chattels, which will
need to be added on when estimating an appropriate sale price. Previously known
as the Government Valuation. You can object to the value recorded during
the period specified on the notice of valuation.

Improvements |
The difference between the Capital Value and the Land Value. It represents the
added value given to the land by any buildings or other structures, and any
landscaping. The value of improvements does not equal the actual cost of
those buildings, structures and landscaping.

The assessment of the probable price that would have been paid for the bare
land as at September 1, 2007. It includes development work such as drainage,
retaining walls and levelling, but disregards any buildings or other

by section 27 and 28 of the Local Government (Rating) Act 2002. By using

RID Information
The information in this RID has been prepared and made in good faith. The
sources used are believed to be reliable. While all due care has been taken to
provide current and accurate information in the RID, and we have no reason to
believe that any information is inaccurate, Council does not warrant the
accuracy, adequacy or completeness of such information, and does not accept
responsibility for any loss suffered as a result of reliance by you upon the
accuracy or currency of information contained in the RID. For the avoidance of
doubt, the Consumer Guarantees Act and Fair Trading Act do not apply to the
provision of information in the RID because it is made available in accordance
with statutory obligations and is not therefore provided in trade.
Please note that property values shown are as at 1 September 2007 and will be
reviewed as at 1 September 2010. These values are for rating purposes only,
current market values are not provided. RID information is updated as required
to reflect property improvements, settled objections, corrections etc. and
applied to the relevant rating year.
Privacy
The Council is required to provide access to property, valuation and rating
details in the RID and therefore cannot prevent public access to this
information, but notes that accounts information is not available. In addition,
the Local Government (Rating) Act 2002 and amendments to the Rating Valuations
Act and Rules prevent the provision of owner or ratepayer names and postal
addresses in the RID. However, please note that Principle 11 of the Privacy Act
provides for access to personal information for authorised purposes eg. law
enforcement.
You have the right to access information about yourself and have it corrected
(an application must be made in writing - you should refer to the
Councils privacy statement for details of this and other privacy
information).
