The Subdivision Process

The following information is provided as a guide to assist you in understanding the resource consent process relating to subdivision in Waitakere City. Introduction

The issues you need to discuss with a resource management specialist may be:

  • Tax implications?
  • Financing?
  • Marketing matters & preferences?
  • Contractual issues
  • Is due diligence required? Need to know about the history of the site, for example contamination, flooding, stability, former uses, and are the buildings legal and are there outstanding Environmental Court appeals relating to the site?
  • Legal requirements for undertaking the proposal which include resource consent; building consents; Auckland Regional Council consent; Hazardous Substances under Hazardous Substances & New Organism Act 1996.

Seeking this advice before you start can save the project and yourself a lot time, stress and money later in the development. Getting a resource consent doesn't have to be a complex and lengthy process, the better prepared you are the easier (generally) the process is.
